SMS Terms and Conditions

These SMS Terms govern text messages sent by Estate Vida, operated by Ryan Snyder LLC ("we," "us," or "our") from (727) 513-6183.

Program description

Depending on the consent option(s) you select, messages may include:

1. Marketing or promotional messages: property recommendations, new-listing alerts, market updates, home-value follow-ups, event invitations, and real-estate offers. Marketing messages are recurring.
2. Non-marketing messages: responses to your inquiry, requested property details (such as a home report you asked for), showing and appointment reminders, scheduling updates, transaction updates, and customer-care messages.

How you opt in

You receive SMS messages only for the category or categories you affirmatively agree to, in one of these ways:

• Our website. On our contact form, you enter your mobile number and separately check one or both optional SMS boxes. Both boxes are unchecked by default, and the form can be sent with neither checked.
• By phone. If you speak with our team on a call and ask for something we can text (for example your home report or a reminder about a call you scheduled), we ask: "Would it be okay if we text that to you at this number? Message and data rates may apply, and you can reply STOP at any time." We only send non-marketing texts after you say yes, and we record the date, time and number of your consent. A phone call alone is never treated as consent to text.
• By texting us first. If you text (727) 513-6183, we reply to your message. That reply does not enroll you in marketing messages.

Consent

Marketing consent is optional and is not a condition of purchasing any property, goods, or services. Consent applies to the mobile number you provide and to this sender's messaging program. Do not provide a number you do not own or are not authorized to use.

Frequency and charges

Message frequency varies based on your requests, activity, and engagement. Message and data rates may apply according to your mobile plan.

Opt out

Reply STOP to any message to opt out of further text messages (we also accept STOP, END, CANCEL, QUIT, UNSUBSCRIBE or STOPALL). We may send one final message confirming your opt-out, and then you will receive no further messages. We also honor other reasonable requests to stop, such as "please don't text me" or asking us by phone or email.

• "Estate Vida: Hi Ryan, your Carrollwood market update is ready. Would you like an updated home-value review? Reply STOP to opt out."

Confirmation after you opt in to marketing texts: "Estate Vida: You're subscribed to marketing text messages. Message frequency varies. Message and data rates may apply. Reply HELP for help or STOP to opt out."

Confirmation after you opt in to non-marketing texts: "Estate Vida: You're subscribed to service text messages. Message frequency varies. Message and data rates may apply. Reply HELP for help or STOP to opt out."

Reply to HELP: "Estate Vida: For help, call (813) 535-5821 or email ryan@estatevida.com. Reply STOP to opt out."

Reply to STOP: "Estate Vida: You have been unsubscribed and will receive no further text messages. Reply START to resubscribe."

Delivery

Mobile carriers are not liable for delayed or undelivered messages. Message delivery is not guaranteed and may be affected by your device, carrier, coverage, or service availability. Messages are supported on major US carriers.

Privacy

Our collection and use of personal information are described in our Privacy Policy. Mobile information, text messaging originator opt-in data, and consent are not sold, rented, or shared with third parties or affiliates for their marketing or promotional purposes.

Changes or termination

We may modify or discontinue the messaging program or these terms, subject to applicable law. The updated effective date will appear on this page.
